We are seeking a Property Manager to support the 5T Management headquarters team, located in Chicago. Candidates with 5+ years of working knowledge of the property management/real estate industry are preferred. 


About the Role: 


Under the direction of the Senior Property Manager, the Property Manager is responsible for all phases the community operations and team performance. The Property Manager must manage to the companies’ objectives and property operating budget, with the primary goals of increasing the cash flow, achievement of budget, maintaining the physical asset and providing a quality living environment with superb customer service for residents. The Property Manager will assist the leadership team in positively impacting the lives of our residents, and communities we serve.  This role will establish and maintain a positive and productive working relationship with the property’s team members and ensure site is in compliance with all regulatory requirements.  Our goal is to maximize asset value, enrich the resident experience and manage the property like ‘it’s our own’!.  


The successful candidate will have at least four years of property management experience and two years of supervisory, preferably in the Chicagoland area and a strong mix of property management skills, attention to detail, customer service and Yardi skills 


Essential Functions 



  • Leading the team and embodying the 5T Guiding Principles; effectively manage, train talent within the team and encourage team engagement. 

  • Managing day-to-day operations of the portfolio and meeting property objectives by staying abreast of all aspects of the portfolio and all competitors;   

  • Effectively lease units, develop and implement a marketing strategy for portfolio; Demonstrate financial acumen by optimizing GPR; training teams on effective cost control methods; monitor all revenue transactions.  

  • Manage upkeep of the property by regularly inspecting properties in the portfolio, enforce terms of lease agreement and effectively manage resident relations. 

  • Ensure that team meets all compliance standards in a timely and accurate manner 

  • Participate in property status meetings with owners and effectively communicate with 5T’s Leadership. 

  • Prepare weekly and monthly reports and effective coordination with internal departments.
