Fogelman is hiring a Maintenance Operations Manager based out of our Atlanta Corporate Office. This position will take a high-level approach to the coordination and training of the portfolio’s onsite maintenance teams and floating maintenance technicians. The ideal candidate possesses 5 plus years of Maintenance Manager experience in the multifamily industry, proven leadership and organizational skills, well rounded with maintenance skills and knowledge, excellent communication skills and proficient in Microsoft Office.

ESSENTIAL DUTIES AND RESPONSIBILITIES
- Coordinate onsite training of newly hired Maintenance Supervisors and/or Lead Maintenance Technicians.
- Serve as the first point of contact for Maintenance Supervisors and Property Managers to assist with questions, issues and to help resolve problems related to maintenance operations.
- Supervise and direct the work of Floating Maintenance Technicians
- Taking the lead role in directing the due diligence teams for potential new acquisitions
- Coordinating regional training for maintenance teams
- Tracking compliance with all preventative maintenance programs
- Maintaining the maintenance policies and procedures manual
- Daily tracking of outstanding service requests and following up based on the count for each property
- Assist teams with make ready planning in the event of an excessive number of vacants
- Ensure teams are following all safety guidelines
- Conducting periodic visits to ensure the quality of curb appeal, make readies, shop inventory and required logs are up to standard
- Periodic regional team building calls
- Up to 50% travel
- Other duties as assigned
MINIMUM QUALIFICATIONS
- At least 5 years maintenance management experience preferred
- Strong understanding of mechanical and electrical systems
- Strong leadership and organizational skills
- Ability to troubleshoot and resolve maintenance problems effectively
- Strong communications skills, both verbal and written
- Familiar with OSHA regulations and other safety standards
- Proficient with Microsoft Office
- Bachelor’s degree in Facilities Management, Engineering or Business Administration preferred
